Before you crawl under there
If the patch is smaller than a bath mat and it is on tile, a painted hard surface, or a concrete stem wall, cleaning it yourself is reasonable. If it is on drywall, subfloor, insulation, or inside a cabinet, leave it alone. Do not pull insulation out of a crawl space without containment, and do not spray bleach on wood or drywall; it wets the surface and does nothing for the growth inside it. Note where the water came from, then call.
Why Carson City mold starts in the crawl space or the attic
Most of the older housing here sits over a crawl space, not a slab. The 1860s to 1920s homes on the West Side have stone or brick foundations and short crawl spaces that collect snowmelt every spring. The 1950s to 1970s ranch homes in north and south Carson often have a swamp cooler on the roof with a copper or plastic supply line that runs through the attic. Both are quiet leak paths that show up as a smell before they show up as a stain.
The Carson River is the other story. The Carson Water Subconservancy District keeps the record: January 1997, New Year's 2005 into 2006, and February 2017 all put river water into homes on the east side of the city and down through Dayton, and summer thunderstorms send flash floods off the Sierra front canyons and the Pine Nut washes. A house that took water in any of those years and got dried "well enough" is a house where a crew still finds growth on the bottom of the subfloor.
Winter does the rest. Pipes in unheated crawl spaces freeze and split, a house left closed for the season sits with a slow leak for weeks, and warm indoor air condenses on a cold roof deck. When the National Weather Service in Reno posts a freeze warning for Carson City, check the crawl space vents and the hose bibs.
Will my homeowners insurance cover the mold?
